Asphalt Removal and Replacement Repair

This is the most common repair performed for damaged asphalt areas. This repair involves milling or cutting out the damaged section of asphalt and replacing it with new asphalt. It is important to try and remove the entirety of the damaged area for replacement to prevent compromising the new repair. We like to go back with at least what was there, if not more to ensure the repair holds up.

Surface Patching

Asphalt patching is a less expensive alternative in areas where the asphalt has cracked, but the base is still stable, or in areas where potholes have occurred. This process begins by cleaning the repair area and applying a tack coat to help the new asphalt adhere to the existing surface. A layer of asphalt is then installed upon the existing surface; the depth will vary depending on the severity of the existing damage. Patching is more affordable, however, it will not last nearly as long as removal and replacement. Eventually cracking may reflect through the new patch.

Crack Sealing

Crack filling is the process of filling cracks in the asphalt with a hot pour crack filler in an effort to seal the cracks and prevent water penetration. Crack sealing is an economical first step in increasing the longevity of your parking lot. Crack filler can help to reduce water penetration through the asphalt and into the base. This helps in reducing the number of new cracks that form and protects the base from the harmful effects of moisture content that will lead to premature failure of the asphalt.

The process starts with cleaning the cracks of dirt, grass, and debris. We use a variety of methods to achieve this, including wire brushes and blowers. Once clean, the sealant can be applied. We use a Crafco crack sealer, a leading manufacturer of asphalt sealants in the industry.

It is important to note that narrow cracks cannot be filled because there is not sufficient width for the sealer. Also, extensive alligator or spider cracked areas should be repaired, not filled.

MILLING

Asphalt milling involves the controlled removal of damaged asphalt to reach a desired depth. We provide milling services for items such as:

  • Parking lot and/or road pavement removal
  • Full or partial depth removal for asphalt repairs
  • Perimeter/edge milling to transition new asphalt to existing concrete, curb, and existing asphalts
